Q: What is your policy on credit scores and background checks?A: The credit score is evaluated as part of the overall file, but it is not a strict standalone determining factor when reviewing applications. However, specific criminal history items will result in automatic rejection, including any felony conviction within the past 5 years, as well as convictions for sexual assault, murder, or physical abuse with no time limit. We look at the complete financial and historical picture rather than focusing on a single arbitrary credit number.
Q: How long does the application review process typically take, and how will I be notified? A: Once the application fee(s) and all required supporting documents have been received, the approval process typically takes 24 to 48 hours. Q: What is the standard lease term? Are shorter terms available? A: The standard lease term is 12 months. Shorter terms may occasionally be available upon request. If you require a flexible or shortened leasing structure, please discuss your specific timeline directly with property management. Q: How much is the security deposit, and is it refundable? A: There is no traditional security deposit required. Instead, there is a move-in fee, which is non-refundable. The structured move-in fee is kept lower than a standard month’s rent to ease initial move-in costs, though it is not returned at the end of the tenancy. Q: Which utilities are included in the monthly rent? A: The tenant is responsible for gas and electricity across all units. The landlord covers water and trash removal expenses. This ensures indoor air quality is preserved for all residents while accommodating smoking outside. Q: Are tenants required to carry renter's insurance? A: Tenants are not required to carry renter’s insurance, though it is highly recommended. Please note that the landlord’s master property insurance policy exclusively covers the physical structure and does not cover any tenant personal property, including furniture, electronics, or clothing.
Q: What is the application fee, and what does it cover?A: The application fee is $45.00 for each person over the age of 18 who will reside in the unit. This fee directly covers the administrative costs associated with processing verification documents, pulling consumer credit reports, and running comprehensive criminal background screenings. The search includes rental history, criminal background, and credit history. The application fee is non-refundable.
